A beautifully finished apartment can still be weakened by poor management, difficult access or a building that has not aged well. Before considering furniture, views or decorative detail, study the building itself: developer record, service charge discipline, lift redundancy, security protocol and the quality of shared spaces.

In Nairobi's upper apartment market, the strongest addresses tend to combine privacy of arrival with reliable daily operation. A resident should be able to move from parking to lift to front door without friction.

Understand lifestyle fit

Westlands, Kilimani, Riverside and Kileleshwa can all suit apartment buyers, but they answer different briefs. Some clients value proximity to offices and hotels. Others prioritise school routes, quieter streets or serviced living for periodic stays.

A considered purchase begins with how the residence will actually be used: primary home, Nairobi base, investment hold or furnished executive lease.

Look beyond the brochure

Ask how the building is run after handover. Review parking allocation, staff provision, guest access, backup power, water resilience, management accounts and any restrictions on short-term letting. These practical details shape both liveability and resale value.

The right apartment should feel calm on viewing day and remain calm six months later.
