Different rhythms, different buyers
Westlands continues to attract buyers who want direct access to Nairobi's commercial, diplomatic and hospitality core. The strongest residences offer private lift access, high views, concierge-led arrival and amenities that support frequent travel.
Kilimani has a different rhythm. It is more residential in texture, with restaurants, studios, schools and daily conveniences shaping a neighbourhood that works for younger families, returning diaspora and tenants who want a connected base.
Amenity is becoming more precise
The market is moving away from long lists of amenities and toward the quality of a few useful ones. A well-run gym, calm resident lounge, secure parking, reliable backup systems and clear guest management now carry more value than decorative facilities that are rarely maintained.
Buyers are becoming more exacting. They ask who manages the building, how service charges are spent and whether the shared spaces still feel composed after occupation.
